Window Replacement in Hill City & Keystone, SD

Hill City and Keystone are small towns in the central Hills, and baseball-size hail has hit here before. Keystone has an unusually high share of 1970s buildings, and both towns include cabins and homes that may not be lived in year-round. Hail-cracked window and dented screen after a storm

July 27, 2015

That day, a line of storms crossed northeast Wyoming and western South Dakota with hail up to 3.5 inches and gusts to 73 mph. AP reported baseball-size hail in Hill City. Hail that large breaks glass outright, dents aluminum wraps and shreds screens.

The same storm patterns return most summers. When they do, check every elevation, not just the side facing the storm, and photograph the damage before cleanup. Call your agent and read your policy: actual cash value or replacement cost, and the size of your wind/hail deductible. Rapid City Window Pros doesn't handle claims, and a crew offering to “take care of” your deductible is a warning sign. See hail damage window replacement.

Two small towns, different ages

Census 2025 population estimates and 2020–2024 American Community Survey; distances are straight-line from downtown Rapid City.

Hill City

About 938 residents, roughly 20 miles southwest of Rapid City in Pennington County. The median home was built in 1993, and 35% of homes date from the 1990s. About 73.9% are owner-occupied. For houses that age, the typical job is a first full replacement of 30-year-old vinyl.

Keystone

About 268 residents, roughly 16 miles southwest. The median home was built in 1977, and 43% of homes were built in the 1970s, more than any other town on this site. About 70.1% are owner-occupied. Keystone also lost eight lives in the 1972 Black Hills flood.

Cabins, second homes and 1970s frames

This is tourist country, and plenty of properties around Keystone and Hill City appear to be cabins, rentals or second homes rather than full-time residences. We haven't confirmed the numbers, but if that describes your place, a few things change:

  • Access. Installers need to measure in person and come back to install. Plan who will be on site.
  • Lead. Many 1970s cabins have pre-1978 paint on trim and sills. The installer must be an EPA Lead-Safe Certified Firm.
  • Frames. Older wood openings in shaded, pine-covered lots can hide rot. Full-frame replacement lets the installer open it up and repair it.
  • Views. Picture windows and bay or bow windows are common on rooms facing the hills; picture units run $300–$1,600 each (Fixr, Jan 2026).

Many owners here also price wood-clad or fiberglass windows to suit a timber or mountain-style exterior.

On the way: Colonial Pine Hills

Between Rapid City and the central Hills, the Colonial Pine Hills subdivision is almost entirely owner-occupied (98.7%), with a 1990 median build year and most homes from the 1990s (37%) and 1970s (27%). Requests from there fit the same pattern as Hill City: aging first-generation vinyl, plus lead-safe work in the older houses.

Before hiring, ask for an SD contractor's excise tax license number (DOR, 1-800-829-9188) and proof of insurance. We couldn't confirm local licensing rules for Hill City or Keystone, so ask the installer to check, and to confirm permits with the town or Pennington County. Rapid City Window Pros doesn't verify licenses.

Hill City & Keystone questions

Can I get window quotes for a cabin I don't live in year-round?

Yes. Note in your request that it is a second home or seasonal cabin and when you can be there, or who can let an installer in. Measuring usually has to happen in person. Ask quoting companies how they protect an open wall if weather turns, and whether they can schedule the measure and install around your visits.

What should I do if hail breaks windows while I'm away from my cabin?

Have a neighbor or property manager cover broken openings from the inside with plywood or heavy plastic to keep water and animals out, and take photos before anything is moved. Call your insurance agent right away and read your policy's wind/hail deductible. Don't sign with a crew that knocks on a neighbor's door on your behalf.

Are bay windows practical in Hill City homes?

They can be, especially on a main room that faces a view. A bay or bow projects from the wall and needs support and a small roof, and enlarging an opening generally needs a permit. Fixr's January 2026 ranges are $900 to $4,500 for a bay window and $1,500 to $8,000 for a bow, before installation.
