Foggy Window Repair vs Replace: Should You Fix the Glass or Get a New Window?

A foggy double-pane window has a hazy film or droplets trapped between the panes that you cannot wipe off from either side. It means the seal around the insulated glass has failed and moist air has gotten in. The good news is that a foggy window is usually not an emergency, and it often does not mean you need a whole new window. The question is whether to replace just the glass or the entire unit.

This guide explains what causes the fog, the repair options, what each one costs according to published ranges, and how to decide for a house in Rapid City or the Black Hills.

Why do double-pane windows get foggy?

A double-pane window uses an insulated glass unit, or IGU: two (or three) panes separated by a spacer and sealed around the edge, often with an insulating gas between them. Over time that edge seal can break down. Once it does, humid air works its way in, and when the glass cools, the moisture condenses inside where you cannot reach it.

Seals fail with age, but conditions here add stress. Rapid City averages about 174 nights a year at or below 32°F, and chinook winds can swing temperatures quickly; the National Weather Service records a 49-degree rise in 20 minutes in downtown Rapid City on January 22, 1943. Every swing makes the glass and seal expand and contract. Strong high-altitude sun at about 3,356 feet adds heat on south and west walls. Hail guides also list damaged seals among the effects of a big storm, so a window that fogs the season after a hailstorm is worth mentioning to your insurance agent.

Can foggy windows be fixed without replacing the whole window?

Usually, yes. There are three common paths:

  1. Replace the insulated glass unit only. A glass shop or window installer measures the IGU, orders a new one, and swaps it into your existing sash or frame. The frame, hardware and trim stay put.
  2. Replace the sash. On some double-hung and casement windows, the whole moving sash can be replaced with a new one from the manufacturer, if the product is still supported.
  3. Replace the whole window. A new unit, either as an insert in the existing frame or as a full-frame replacement down to the rough opening.

You may also see "defogging" services that drill small holes, clean and dry the space between the panes, and seal the holes. That can improve how the glass looks, but it generally does not restore the original insulating gas or a factory seal. Ask anyone offering it exactly what it does and does not fix.

Typical published ranges, not quotes (Fixr Jan 2026 and Aug 2025; EcoWatch Jan 2025). Black Hills installers' quotes vary. A glass-only fix is often cheaper per opening, but the gap narrows on small, standard vinyl windows and widens on large, custom or premium-frame windows.

When replacing just the glass makes sense

  • The frame and sash are solid: no rot, cracks, warping or soft spots.
  • The window opens, closes and locks properly, and there are no drafts around it.
  • Only one or a few windows are fogged, and the rest of the house is in good shape.
  • The window is large, custom-shaped or a premium frame that would be expensive to replace.
  • The glass may still be under warranty. Check your paperwork; many manufacturers warrant the seal separately from the frame.

When replacing the window is the better move

  • Several windows are fogging, which often means the rest will follow.
  • The frames are aluminum or early vinyl from the 1980s or 1990s and are drafty, cracked or hard to operate.
  • There is rot or water damage in wood frames or sills.
  • Hail has cracked frames or exterior wraps as well as the glass.
  • You want a better glass package, such as triple-pane, than the old frame can hold.

Rapid City's median home was built in 1979, and more than half the city's housing (52.6%) predates 1980. Many of those homes are on their second set of windows, and when one fogs, the others are often close behind. If that sounds like your house, our checklist of signs you need new windows helps you sort out a single failed seal from a house that is due.

Fog vs cracked glass. Fog between the panes is a slow efficiency and appearance problem. Cracked or broken glass, especially after hail, is a safety and weather problem that needs attention sooner. If a storm caused it, photograph everything and call your insurance agent before you hire anyone. See what to do about hail-damaged windows.

Is a foggy window an energy problem?

Some. A failed seal can let the insulating gas escape and moisture can damage low-E coatings over time, so the window will usually lose some insulating value. In a climate with roughly 7,252 heating degree days a year, that adds up across many windows. But a single fogged unit is rarely a big line on your heating bill. Treat it as a reason to plan, not a reason to panic, and be skeptical of anyone who claims a specific savings figure for fixing it.

Older homes and lead-safe work

If your home was built before 1978, federal law requires the installer to be an EPA Lead-Safe Certified Firm for work that disturbs painted surfaces, and removing an old window counts. EPA runs this program directly in South Dakota. A glass-only swap may disturb less paint than a full replacement, but ask the company how they handle it.

What to ask before you decide

  • Can you replace just the insulated glass on this window, and what is the lead time for the new unit?
  • What warranty comes with the new glass, and what comes with your labor?
  • If I replace the whole window instead, what is the price difference for this opening?
  • Are any other windows showing early signs of seal failure?
  • What is your South Dakota contractor's excise tax license number, and can you show proof of insurance?

Questions people ask

Can you fix a foggy double-pane window?

Usually. The most common fix is replacing the insulated glass unit inside the existing frame, which Fixr puts at about $150–$600 (Aug 2025). Defogging services can clean the glass but generally do not restore the original seal or insulating gas. If the frame is failing, a new window is the better fix.

Is it cheaper to replace the glass or the whole window?

Replacing just the glass is usually cheaper per opening. Fixr lists window glass replacement at $300–$880 and a new insulated glass unit at $150–$600 (Aug 2025). A new vinyl window runs $350–$800 plus $150–$300 labor (Fixr, Jan 2026). These are published ranges, not quotes.

Does a foggy window mean the whole window is bad?

No. Fog means the edge seal on the insulated glass has failed. If the frame and sash are sound, a glass-only replacement is often enough. If several windows are fogging, frames are drafty or rotted, or hail cracked the frames, replacing the window usually makes more sense.

Is a foggy window covered by warranty?

Sometimes. Many manufacturers warrant the insulated glass seal for a set period, separate from the frame. Check your original paperwork or the label etched in the glass corner, and ask an installer to help you identify the maker before paying for a repair.
